ENERGY PERFORMANCE CERTIFICATES

Energy Performance Certificates (EPCs) were introduced in England and Wales on 1 August 2007 as part of Home Informtion Packs (HIPs) for domestic properties with four or more bedrooms, extended to three bedroom homes in September 2007.

When the requirement for HIPs was removed in May 2010, the requirement for EPCs continued for all properties.

Any agent acting on your behalf will be required to take responsibility for ensuring that an EPC is in place within 28 days and the energy ratings must be displayed on the written property particulars.

Failure by the agent or seller to comply with the Legislation carries repeated statutory £200.00 fixed penalty fines.
