A useful guide to letting your property

Whether you are a first-time or an experienced landlord and have a property you wish to let, there are various stages of the lettings process that you will need to go through.

Below are the main considerations, and of course we are able and would be pleased to help you through the maze should you utilise our services.

Prior to Letting:

  • Regulations: Ensure that you are compliant with regulations regarding electricity, gas, tenancy agreements, furnishings, deposits and multiple occupancy
  • Insurance: Think carefully about what insurance you will need as a landlord – you should consider the benefits of taking out landlords contents, liability and rent insurance
  • Inventory and Schedule of Condition: Decide what furniture will be provided in your property and create an inventory of all the contents
  • Asking Rent and Deposit: Decide how much rent you want to charge and how much of a deposit you will require from your prospective tenant – it helps to know the current market demand and rents being achieved
  • Tenant: Consider what kind of tenant you are looking for and whether you wish to impose any restrictions, such as “no pets permitted”

Letting out your property:

  • Find a suitable tenant, obtain references and credit checks
  • Put in place a formal tenancy agreement
  • Collect and hold a deposit under an approved tenancy deposit protection scheme

During the tenancy:

  • Collect rent – usually monthly by standing order
  • Inspect your property on a regular basis – at least twice a year is recommended
  • Maintain the property to a good standard (this is your responsibility unless agreed otherwise with the tenant)
  • At the end of the contracted lease, decide whether you want to renew the contract and if not, ensure you give sufficient notice to the tenant

Ending the tenancy:

  • Go through the inventory with the tenant to ensure all is as it was originally
  • Settle any disputes and return the deposit subject to final agreement
  • Decide your next step – are you going to sell or let the property again?
