Window Displays

Each of our four offices is located in a prime area for estate agents and attracts large numbers of passers by to our high-profile window displays. Colour photographs and details sheets of all available properties are featured on a rotational basis in both the window and internal office wall displays.

Mailing List

Details of properties and prospective purchasers are entered onto our computerised and integrated database. As soon as a new property becomes available all suitable prospective purchasers are notified immediately via their preferred method of email or post.

With this integrated leading-edge computer software system for residential estate agency, Brian Holt are able to monitor and promote all of the properties being handled, not only within their individual branches, but also across all of the firm’s network.. Individual negotiators are able to access information of all the properties that are for sale across our separate offices thus extending the market that we are able to reach. But that is not all.

The administration of all the processes is now speeded up with more reliable and consistent standards.

A particular attraction is the ability to handle large numbers of properties at any one time together with potential purchasers and to distribute information of properties new to the market (or where there are price changes), speedily and effectively to all registered parties. Add to that the automatic upload of details of properties new to the market to our individual frontline website, with its unique mapping system, and other websites and portals giving local, regional and national coverage, and one has the tools to create speedy and widespread promotion of any property.

During 2007, we expect to extend our use of DezRez to enable clients for whom we are selling houses to access their own files if they wish, so they can keep themselves informed and up to date outside of working hours.

Viewing Arrangements

All property viewings are made by prior arrangement (with the homeowners if applicable) and we also offer an accompanied viewing service.

Client Feedback

Once a property has been viewed, Brian Holt’s team will gather reaction from the prospective purchaser where feasible, to establish their interest in, and thoughts about, the house. Whatever the viewer’s decision, clients are contacted with the appropriate feedback.

Negotiation

Our experienced team will deal with all aspects of negotiating on your behalf. We’ll make every attempt to establish and advise on the financial status of prospective purchasers and their ability to proceed. Our negotiating team will also offer you advice on the benefits or drawbacks of any offers received.

Sales Chasing

When a sale is agreed, we monitor activity and keep the seller up-to-date about the purchaser’s progress throughout the entire process. If there’s a chain involved, either above or below, we’ll keep you informed about how well the secondary sales are advancing. Throughout the process, our team is in regular touch with solicitors and conveyancers on both sides to help the sale run smoothly. 

Surveys and Home Information Packs (HIPS)

We can carry out a range of surveys for purchasers including surveys, valuations, and homebuyer reports. In addition, we provide valuations for probate, matrimonial or other purposes.

In the summer of 2007, changes are introduced to the process of buying/selling homes. We shall be able to advise our clients on all relevant matters relating to these changes.
